What Tsawwassen.ca collects, why, who sees it, and how to see, change or delete it. Written to be read, not skimmed past. Last updated October 16, 2026.

Who we are

Tsawwassen.ca is a local website about homes and life in Tsawwassen, operated by 0900794 B.C. Ltd., a British Columbia company run by Pete Van Straaten. The real estate side (the House Price Report, Pinpoint Price Analyses, showings and advice) is provided by Mike Van Straaten, REALTOR® · Delta Real Estate Team · RE/MAX City Realty. Tsawwassen Monthly, the print guide, is published by Tsawwassen.ca.

When we say "we", we mean 0900794 B.C. Ltd. (Tsawwassen.ca), and Mike for the real estate side. We follow British Columbia's Personal Information Protection Act (PIPA) and, where it applies, Canada's PIPEDA. Pete is responsible for privacy at Tsawwassen.ca; you can reach him at hello@tsawwassen.ca.

Because Mike is a licensed REALTOR®, information about a real estate deal he's involved in (an offer, a listing, a showing) is also handled under his brokerage's rules and BC's real estate regulations, which require some records to be kept.

What we collect

What you give us

  • Your email address, to sign in, get the House Price Report, alerts or a guide. Your name and phone number if you give them.
  • Homes you add: the address, and any details you share (bedrooms, condition, updates, a suite, when you might move).
  • Photos you upload of your home, for a Pinpoint or a Room-by-Room Review.
  • What you tell us about yourself on the site: your status (looking to buy, thinking of selling), your answers in a guide (like Find your fit or the downsizing questions), notes on homes, and anything in "About me".
  • Messages you send: questions, tour and showing requests, replies to our emails, texts and calls.
  • For businesses advertising in Tsawwassen Monthly: the business's contact and billing details, and its ad.

What we see when you use the site

  • When you're signed in: the homes you look at, save, hide or tour, your saved searches and alerts, and which alert emails we've sent you.
  • Whether our emails reached you, and any replies.
  • Basic technical details our host records for every website visit, like your IP address, browser and the pages requested, kept briefly for security and to fix problems.

What we get from elsewhere

  • Listing and sold data from the MLS® (see below), and public property records.
  • Mike's Google reviews, which we show on the site.

We don't ask for, and don't want, things like your SIN, banking details or anything about your health.

How we use it

  • To run your account and send you what you asked for: the House Price Report, alerts, guides, Pinpoints and replies.
  • To pick the homes and next steps on your homepage, and to show your own home's numbers.
  • For Mike to answer you, prepare a Pinpoint or Room-by-Room Review, set up showings and help if you buy or sell.
  • To follow up, now and then, in a short email from Mike (you can stop these at any time).
  • To see, in totals, how the site is used, so we can make it better.
  • To keep the site secure and meet our legal and real estate record-keeping duties.

We don't make decisions about you automatically. A Pinpoint's first range is drafted by software from recent sales; Mike reviews it before it's final.

Who sees it

  • Mike and Pete. Mike sees what's needed to help you with real estate. Pete runs the site and handles the businesses that advertise.
  • The services that run the site, each only for its job, listed in the next section.
  • Mike's brokerage, RE/MAX City Realty, when you work with Mike on a real deal, as BC real estate rules require.
  • Other people in a deal, only with your say-so: for example a listing agent when you book a showing, or a lawyer or lender you ask us to talk to.
  • Sellers Mike works for see totals only: how many people viewed or saved their home, never who.
  • When the law requires it, for example a court order.

We never sell or rent your information, and we don't share it with advertisers. Businesses in Tsawwassen Monthly never get your details from us.

Emails, texts and calls

We follow Canada's anti-spam law (CASL). We only email you if you signed up, asked us for something, or have a real estate relationship with Mike, and only about what you'd expect.

  • Listing alerts come from Tsawwassen.ca; replies go to Mike. Each has a link to change or stop them, and one to stop all alerts.
  • Follow-ups come from Mike, as short personal notes. Reply "stop" to any of them and they end.
  • Every marketing email shows our mailing address and a way to unsubscribe, which we honour within 10 business days (usually right away).
  • If you call or text our line, it's logged with your contact so Mike has the context. If a call is recorded, you'll be told at the start.

Listing and sold data

Listings come from the MLS® Reciprocity program of the Greater Vancouver REALTORS®. Sold prices and listing history are shown only to people who sign in and accept the board's terms (a VOW), as the board's rules require. We keep a record that you accepted, and when. The board's rules don't let us share that data outside the site.

Listings show only what sellers agreed to publish. If you're selling and something about your home shows that shouldn't, tell us and we'll fix it.

Cookies and your browser

We use a few cookies and a little browser storage to make the site work, one analytics service to see how the site is used, and Meta's pixel for our ads.

  • Sign-in: keeps you signed in.
  • Site settings: small things remembered in your browser, like a note you started or a guide you were part-way through.
  • Where you came from: when you arrive from one of our posts, ads, emails or a QR code in Tsawwassen Monthly, a cookie remembers which one (for up to 90 days), so we know what's worth doing more of.
  • Preview access: before the site launched, a cookie let invited people see it.

Analytics (PostHog)

We use PostHog to see how the site is used: which pages people visit, what they click, and where they get stuck. It can record how a visit moves through a page (a "session replay") so we can fix what's confusing. Anything you type is hidden in those recordings, and your account, reports, messages and admin pages are never recorded. Before you sign in you're anonymous to it; once you're signed in, your visits are linked to your account so we can see what helps.

How what you do on the site is used

When you're signed in, the homes you look at, save and come back to, and the searches you keep, help Mike decide when a note from him might be useful, like when a home you've saved drops in price. What he writes is about what you've told him or asked for, and he won't tell you what you've been looking at. We use it to learn about the homes you're interested in, never to draw conclusions about you.

Facebook and Instagram ads (the Meta pixel)

We advertise Tsawwassen.ca on Facebook and Instagram. The Meta pixel tells Meta which pages of the site you've visited, so our ads can reach people who've been here, and sets Meta's own cookie. When you sign up or ask Mike for something, our server tells Meta that it happened (not what you asked, or anything about your home), along with your email address scrambled so it can't be read (hashed), so Meta can tell which ads bring people who find the site useful. We don't share anything else with Meta, and it's never on your account, report or admin pages.

You can control how Meta uses this in your Facebook ad preferences, or block it with your browser's tracking protection; the site works the same either way.

Where it's stored

Some of the services above store information in the United States as well as Canada, so it may be subject to the laws of those countries. We pick services with strong security and contracts that limit what they can do with it.

How long we keep it

  • Your account and what you've saved: until you delete your account.
  • Messages, Pinpoints and notes about your home: while we're helping you, then up to seven years, because real estate records have to be kept.
  • If you unsubscribe, we keep your email on a do-not-email list so we never email you again by mistake.
  • Technical logs: a few weeks.

Your choices

  • See or change it: most of it is in your account (Your homes, Saved, Alerts and About me). For a copy of everything we hold about you, email hello@tsawwassen.ca.
  • Stop emails: the unsubscribe link in any email, a reply of "stop", or your alerts.
  • Delete your account: email hello@tsawwassen.ca and we'll delete it and what you've saved, keeping only what the law requires.
  • Withdraw consent at any time, for anything we do with your consent.

We answer within 30 days. If you're not happy with how we've handled your information, tell us first; you can also contact the Office of the Information and Privacy Commissioner for BC.

Keeping it safe

Sign-in uses one-time codes, so there's no password to steal. Your homes, photos and reports are private to your account and to us; photos are stored privately and shown only through short-lived links. Only Mike and Pete can open admin. If something ever went wrong that put your information at risk, we'd tell you and the Privacy Commissioner as the law requires.

The site is meant for adults, and we don't knowingly collect information from children.

Changes and contact

If we change how we handle your information, we'll update this page and the date at the top. For a big change, we'll email you first.
